A mobile property inspection app needs to do more than put an inspection form onto a phone.
When you are actually standing inside a property, the priorities are different. You need to see what you are doing, move through the inspection quickly, capture photographs and notes without fighting the interface, and keep working when the mobile signal disappears.
And sometimes something happens that wasn’t planned at all.
You need to create another survey. Add a property. Check another job. Review something. Perhaps even produce the report.
That is where the difference between software that is technically “mobile” and software that has genuinely been designed for mobile use starts to matter.
Mobile inspection is about the person doing the work
Most modern inspection systems have some form of mobile interface.
That isn’t particularly unusual anymore.
The more interesting question is what happens when the person using it is actually out in the field.
We designed BrightChecker around that question.
The field section is deliberately different from the main administration interface. It is designed for a mobile device, where the inspection is the primary task and where clarity, speed and reliable operation matter more than putting every possible function onto the screen.
The result is an inspection experience designed around the way an inspector actually works rather than simply making a desktop application responsive.
A mobile property inspection app should help with the unexpected
One of the most interesting reactions we’ve had to the latest version of BrightChecker came from a health and safety team who had already used our earlier version.
They immediately picked up on something that we had regarded as a fairly straightforward part of the new system.
From the mobile section, they could create a new survey with only a couple of actions.
If the property didn’t already exist, they could create that too.
That meant somebody out on site could discover that another inspection was needed and create the new job from their phone.
Previously, their experience had been that somebody needed to use a laptop to create and allocate a new job.
They immediately saw the benefit.
Why should the person who has discovered the requirement have to wait until somebody back in the office can create the job?
That is a good example of what we mean by designing for mobile properly.
It isn’t just about making the planned inspection work.
It is about giving the person in the field enough control to deal with what actually happens.
The inspection itself needs to be quick and clear
The primary purpose of a mobile property inspection app is still the inspection.
That sounds obvious, but it is surprisingly easy to make a field interface complicated.
A phone is not a small laptop.
You are standing up. You may be moving around a property. You may be carrying equipment. You may be holding the phone in one hand while opening a cupboard, taking a photograph or checking something in the building.
The interface therefore needs to get out of the way.
BrightChecker’s field interface uses the available screen for the inspection rather than trying to reproduce the full desktop navigation system on a small display.
Mobile-friendly menus, drawers and navigation provide access to additional information when it is needed without constantly taking space away from the inspection itself.
Photographs need to be part of the inspection, not an afterthought
Photographs are fundamental to many property inspections.
The practical challenge isn’t simply allowing somebody to take a photograph.
It is making it easy to take the right photograph, associate it with the right part of the inspection and retain the information that makes that photograph useful later.
We’ve spent a considerable amount of time working through that process because we’ve experienced the problems ourselves.
For example, photographs may need to provide both context and detail. A photograph of a defect from close up may show the problem clearly, but a wider photograph can show where that defect actually occurs.
That is why BrightChecker supports photographs as part of the structured inspection rather than treating them as a separate pile of images to be sorted out later.
What about working without a signal?
Real properties don’t always have perfect connectivity.
You can be in a basement, a plant room, a remote part of a property or simply somewhere with poor mobile coverage.
Offline operation therefore isn’t a nice extra for a field inspection system. It is something that needs to be designed into the way the inspection works.
BrightChecker allows the field inspection to continue when connectivity isn’t available, with information synchronising when a connection is available again.
We’ve also put considerable thought into what happens around that synchronisation process because the worst time to discover a problem with an inspection is when you are trying to finish it.

Mobile doesn’t have to mean field-only
There is another assumption we don’t particularly agree with.
A mobile inspection app is often treated as a device for collecting information which then has to be taken back to a computer before anything else can happen.
We made many of BrightChecker’s main administration and process screens responsive to mobile devices as well as the field inspection itself.
That means you can do considerably more from a phone when you need to.
You can access jobs, properties and process information. You can create a new survey. You can move through relevant workflow stages. You can review work and, where appropriate, produce a report.
That flexibility matters when you are away from the office and something needs doing immediately.
You can even complete more of the workflow on a phone
Suppose you’ve finished an inspection and you need to do something with it before you get back to your desk.
You may need to check the survey status.
You may need to review what has been recorded.
You may need to make an amendment.
You may need to produce the report.
BrightChecker’s responsive administration screens mean that these activities are not automatically restricted to a laptop or desktop.
That doesn’t mean we believe every screen should be designed primarily for a phone.
It means the important parts of the workflow are accessible when you need them.
We don’t pretend everything is better on a phone
This is an important distinction.
We’ve made BrightChecker as mobile-friendly as we reasonably can, but we don’t believe that means pretending a phone is the best device for absolutely everything.
Some tasks simply benefit from a larger screen and a mouse.
The layout builder is a good example.
BrightChecker’s report and layout design tools involve visual positioning, grids, alignment and arranging elements on a page. You can use a sufficiently large tablet for some of this, but for detailed design work we still think a larger screen and mouse provide the better experience.
That’s not a failure of mobile design.
It is recognising that different jobs suit different devices.
A good mobile property inspection app should make the field experience excellent without pretending that a phone is the ideal tool for every task.
The mobile inspection is part of a much bigger workflow
An inspection doesn’t start when somebody opens their phone.
There is a process around it.
A job is created and assigned.
The inspector receives it.
The full survey is downloaded.
The inspection is completed.
Photographs, responses and notes are captured.
The information synchronises.
The work is reviewed.
The report is produced.
That complete workflow is important because the best mobile experience isn’t necessarily the one with the most impressive-looking inspection screen.
It is the one that removes unnecessary friction between being given the job and producing the finished report.
