How the platforms approach inspection

BrightChecker

BrightChecker is built around the connected workflow:

The platform allows organisations to start with a survey template, adapt an existing survey or create one from scratch. Inspections can capture photographs, video, notes and location information, continue offline and move through a distinct review stage.

Property Inspect is a broad inspection platform covering templates, mobile inspection, reporting, actions and maintenance, client access and integrations.

Its current mobile application supports iOS and Android and allows reports to be completed offline. It supports photographs, comments, ratings and video capture, with inspections synchronised when connectivity is available.

Property Inspect provides configurable templates and report layouts, branded reports, client portals and actions/follow-ups. Its current product material describes findings flowing into actions and work orders and provides portfolio-level operational views.

Its InspectAI offering is substantial. It can generate executive summaries, populate reports from photographs, generate section summaries, create descriptions and condition comments from photos and generate photo captions.

This places Property Inspect between conventional structured inspection software and newer AI-assisted reporting platforms.


InventoryBase

InventoryBase is an established property inspection and inventory platform with a broad range of templates, reporting, client, scheduling and integration capabilities.

Its mobile application works offline on iOS and Android, with reports synchronised when connectivity returns. Its Template Builder allows users to customise inspection templates and create their own, while the platform provides online report editing and configurable report layouts.

InventoryBase provides client logins, online report access, property history and a public API. Maintenance or cleaning issues can be synchronised with external systems such as Fixflo to generate work orders.

Its current BaseAI capability analyses inspection photographs and notes to generate structured report content, while also providing AI-generated executive summaries.

InventoryBase therefore combines a mature structured inspection/reporting platform with increasingly capable AI-assisted reporting.


Kaptur

Kaptur is a property reporting platform with a strong focus on evidence-rich, configurable property reports.

Its current platform provides guided templates, offline mobile working, automatic synchronisation, photographs, signatures, location mapping, timestamped evidence and more than 100 report types. It supports iOS and Android and provides APIs and integrations.

Kaptur also provides customisable and branded reports, a bespoke template builder, dashboards and property/report workflows.

Kaptur has recently introduced KapturAI, which uses a property walkthrough video to identify rooms, items and contents, structure the information into an inventory and generate a report. The resulting report remains subject to human review and approval. Kaptur also describes AI-assisted comparison of check-in and check-out reports to highlight changes and potential dilapidations.

Kaptur therefore now spans both the established structured reporting model and an emerging AI/video-first reporting workflow.


Inspecto

Inspecto takes a strongly AI-first approach to property inspection.

Its current workflow centres on recording a property walkthrough video, analysing the video using AI and producing a professional inspection report. The platform identifies rooms, fixtures and conditions from the footage and provides automated work items and issue tracking. It also supports offline working with automatic synchronisation.

Inspecto explicitly describes its AI-generated reports as being produced from property video, with the AI analysing the walkthrough rather than relying on a conventional question-by-question inspection workflow.

This represents one of the clearest examples of the video → AI → report approach in the current property inspection market.


AnyInspect

AnyInspect also takes a video-first, AI-led approach, although its current product supports conventional inspection as well.

The platform works offline across iOS, Android and web, with automatic synchronisation when connectivity returns. Users can record video, capture photographs, take notes and complete reports without an internet connection.

Its AI workflow can transcribe spoken commentary, extract frames from video, organise observations into report sections and generate structured reports. Users can review and edit the resulting report before export.

AnyInspect also applies the same approach to different inspection types, including home surveys, schedules of condition, building inspections, planned maintenance and safety inspections.

Its central proposition is therefore the use of video as an inspection input and AI as the mechanism for turning that input into structured reporting information.


Reports2Go

Reports2Go provides a structured digital property inventory and inspection workflow through its mobile application and web portal.

It provides pre-configured report types alongside custom surveys, custom rooms and sections, property templates and report customisation. It supports iOS and Android, offline working, photographs, video, electronic signatures and report synchronisation.

Reports2Go also provides a maintenance section within reports and supports time-stamped images and condition surveys. Reports are produced as PDFs and can be shared electronically.

Its audio mode can automatically transcribe dictated inspection information, but this is treated as transcription rather than AI-generated inspection interpretation or AI-generated complete reporting.

Reports2Go therefore represents a structured inspection and reporting approach rather than an AI-first inspection model.


Understanding the different approaches

The comparison shows that property inspection software is not a single category with a single product philosophy.

Some platforms concentrate on structured inspection and reporting.

Others provide a broader inspection, property and operational workflow.

Newer platforms increasingly use AI and video to automate inspection and report production.

The differences are therefore not simply about how many features a platform contains. They also concern how the inspection process is structured, how information moves through the system, and how much of that process is performed or assisted by AI.
